While most of us who are homeowners across the country have been affected negatively to some extent by the recent rate rises from the European Central Bank, the majority of UCIT (Ireland) Ltd. clients have not been affected in anyway.
The clients in question have been provided with loans, some worth up to €500,000, with rates which include a buffer zone to mitigate against future ECB rate fluctuations (currently at 1.5%) until the ECB's cost of borrowing exceeds 3%.
This allows the communities in question to better weather the storm of uncertainty faced by many private mortgage holders on tracker or variable rate products.
A further benefit to all UCIT clients is the fact that regardless of how high rates may rise, monthly repayments will remain static throughout the term of the loan, necessitating a lengthening of the term where additional costs are realised. |
